OLD BUSINESS
Safety – Neighborhood Watch
The Board approved posting signs.
Alarm systems across CHOA- review options
Wilsonville Lock has said they provide service for 104 people. The board decided to talk with
the company about paying for just that number of people. Further, we will do more research to
determine exactly how many people use the service. We believe the number is less than 104.
Rec Hall C
Painting is done. Airconditioning is fixed.
Website support
Robin and Steve reported on different options for upgrading and maintaining the CHOA website.
Robin and Barry will continue to look into website support services and will come back to the
board with recommendations.
Potential New Board Members
Steve and Ken are trying to recruit someone they think will be a good board member. They just
need to hear back from him.
Villager articles
Barry did an article for December.
Board Resolutions—Parking
Barry sent some ideas to board members regarding parking rules. Barry will revise his
proposed resolution and send it out to board members before the next meeting.
Food Cart in CHOA
Barry will invite a food cart to serve one day out of a parking lot on Boones Bend the week of
December 7.
Committee Updates
Pools
B pool is still open. It will close on November 30.
Landscape
Tulips, daffodils, and pansies have been planted. Mowing takes place once per month.
Irrigation system has been winterized.
Welcome
Two new people have moved to CHOA since our October meeting. Janet continues to get
welcome notebooks to new people and to try to meet with them but many seem reluctant to
meet because of Covid. Ann Higgins said we can put a welcome letter in with correspondence
she sends to new residents. It would not cost us any postage. We need to get information to
people as soon as possible so they know the rules and services available. The board agreed it
was a good idea to send a message out with Ann’s correspondence.
NEW BUSINESS
2021 Budget
Sandie present the proposed 2021 budget. She suggested we increase monthly dues by
$7/month at a annual rate of 2.40%. The housing CPI is currently 2.6%. The paint trust fee will
also be increased by $3.00 per month. Parkard moved and Ken seconded to approve the
budget. The motion passed unanimously.
Winter Party
There will be no party this year due to Covid. Barry will draft a summary of accomplishments to
send out to residents and will send the draft to board members for input prior to sending it to
residents.
