Lawsuit

CHOA, along with the Charbonneau Country Club, Garron Grounds Management Inc., and a former homeowner of a residence on Lafayette Way are being sued by an outside party who was visiting the property and their real estate agent. They went outside to inspect the back of the home and claims to have slipped on some wet leaves and fell. The party is suing for injuries caused by the fall. This legal matter is being handled by our insurance company, State Farm, and their attorney. Their won’t be any charges legal or otherwise billed to CHOA, it will be paid by State Farm.

Policy regarding feeding of wildlife in CHOA

Please be aware that we have received complaints from homeowners in regard to seeing rats and other rodents in their yards and inside their homes. One of the leading causes is feeding of birds. The policy that outlines CHOA’s feeding of wildlife can be found in the Information Directory, Page 29. As of June 1, 2022, the Charbonneau Country Club has also adopted a similar policy in regard to prohibiting the feeding of wildlife. Please contact Steve Chinn at (503)682-0234 with any questions. Leaves, leaves and more leaves!

With the storm and wind this week, it’s time for a few reminders:

If you live on the golf course side, please remember that your back property ends at the end of your patio or deck. It is fine to blow the leaves from this area. Use your debris container to remove the leaves. Do not blow the leaves from the grounds beyond your patio toward the golf course. Garron will blow the leaves from the golf course once a month.

Do not blow leaves from your court yards into the common areas and front yards. The court yards are your responsibility to clean. Please put your leaves from this area in your yard debris container.

Garron blows leaves on the front lawns and streets weekly. Thank you for your assistance. Please contact Steve Chinn with questions.

IMPORTANT INFORMATION

You will be receiving a letter today or tomorrow that states what your next year’s CHOA dues will be. Please DISREGARD IT. The dues are incorrectly stated. You will be receiving a “Corrected Document” on yellow paper that has the correct dues within a couple of days. We apologize for any confusion this may cause. Thank you.

Charbonneau Golf Club Waterline Break

Charbonneau Golf Club has a break in their main waterline and are working hard to repair it. However, the break does affect the CHOA area. Everything outside of our courtyards will not be watered until the break is fixed. The golf club hopes to have a repair done by mid to late next week, depending on the availability of parts. If you have plants or shrubs that need regular watering, you may want to hand water them during our warm, dry weather. Thank you

Jewelry Thief Strikes Again

Good afternoon, It looks like our jewelry thieves have struck again. Yesterday at around 2:45 pm a resident was robbed on SW Curry Drive. She reported that a black SUV pulled up and a man with facial hair and two women coaxed her to the car window where they grabbed her wrist and gave her fake jewelry while robbing her of her gold jewelry. Today, just before 2pm another resident off SW Boones Bend was robbed in the same manner. Police responded each time, but they had already left Charbonneau. Each case reported to the CCC office involves a man or woman asking for help or to come over to them, and in a matter of seconds rob their victim while distracting them with words and fake gifts. If you see these criminals, do not approach them or let them within arm’s length of your personal space. Take pictures or videos on your phone and call 911 immediately to report the incident. They have stolen from Charbonneau residents various times and calling 911 (not non-emergency) while they are on our property helps increase the chance of catching them. When calling 911 be very clear that there are criminals trying to rob you on your property. Please be aware as their patterns and tactics are very repeatable and predictable. Pools Open Update

Due to the good weather, Pool F&G will remain open through this weekend -October 2. Pool A and the Hot Tub will remain open beyond this weekend. A decision on a date to close it will be based on usage and weather. It will be reviewed daily. We will send out a post when a closure date is established. Enjoy this amazing weather and the pools. Ralph Martin Memorial

Ralph Martin Memorial

Many CHOA residents may have known Ralph Martin when he and his wife, Nona, lived on Fairway, just behind the F&G pool.  For those of you who are fairly new to CHOA, Ralph was the former Landscape Chair for CHOA and, the story goes, was instrumental in planting the palm trees.

Ralph passed away several months ago and CHOA has placed a memorial stone in his memory by the gate at F&G pool.
